  • Improved walking and cycling links into the village
The Plans

MEETING LOCAL
HOUSING NEED

We are planning around 140 new, high-quality homes to provide real housing choice for people at all stages of life. Cheshire West and Chester Council faces a significant housing shortage and must deliver nearly 2,000 new homes each year. The development will contribute to meeting that need, including 30% affordable housing to support young people, families, and older residents who wish to stay in Tarporley.

All homes will be built to Bloor’s five-star standards, including modern sustainability features such as solar panels, low-carbon heating, and high levels of insulation.

A SUSTAINABLE,
LOCATION

The site is a natural extension to Tarporley, sitting within easy walking distance of schools, shops, and the village centre. It is also close to bus routes connecting to Chester and Northwich.

Our plans promote sustainable travel by creating safe, direct, car‑free walking and cycling links, encouraging residents to walk or cycle to school, the high street, or the surrounding countryside.

GREEN, OPEN
SPACES

A landscape‑first approach underpins the design. We will retain existing hedgerows and trees while creating new areas of public open space and improving walking and cycling links into the village.

Across the development, we will deliver at least a 10% biodiversity net gain, providing new habitats and enhancing local ecology.

The Plans

RESPECTING
TARPORLEY’S
CHARACTER

We want the neighbourhood to feel like a natural part of Tarporley. The design will be guided by the Tarporley Village Design Statement, which emphasises respecting historic character and scale. By keeping key landscape features and creating a softened eastern edge to the village, the new homes will integrate sensitively with their surroundings.

DELIVERING
LOCAL BENEFITS

The proposals will provide around 140 sustainable new homes, including 30% affordable housing options to meet local housing needs.

They will also add new community facilities, deliver at least a 10% biodiversity net gain, and safe walking and cycling links – ensuring benefits are shared by the whole village.
